My Approach: Maximize Exposure

In today’s market, I believe that the most exposure is the best exposure for selling properties. The internet is a broad-based way to reach buyers, so I utilize that medium extensively for my sellers. Other forms of advertising include print media (fliers, brochures), other Broker contacts, signs, mailings, Open Houses, telephone calls … whatever it takes! I am definitely proactive.

Pricing to sell is an art and a science. My goal is to maximize the investment you’ve made in your home — and get it sold in a timely manner. To do this, I advise you on price by combining an analysis of other comparable SOLD homes in your neighborhood with distinguishing features of your home. I attribute value for intangibles such as location, landscaping, and street appeal. For lofts and condos, I take into consideration views from the unit, amount of natural light, extent of outdoor space, number of parking spaces, and the like.

Understanding Your Needs

When we sit down to discuss selling your home, it is helpful to learn several factors: What is your timing? What are your financial expectations? What home improvements are you willing to do? What is your motivation? Do you have to sell first in order to buy a replacement? Many times, my clients have not thought through answers to these questions so our conversation frequently is very enlightening. As I better understand your needs, I can tailor my marketing and pricing accordingly.

Area Knowledge

Knowing the area is critical in pricing a home to sell. Within each community, specific factors increase or decrease the value of properties. I take into account the various aspects – such as location of the property, market conditions and absorption rate, and style and condition of the home. Boulder, Denver and Vail Valley have very different markets. And within each community, there are different neighborhoods that have more appeal than others.

Negotiating Contracts

As your Realtor, I am committed to present all offers to you. Sometimes an offer is not what you expect… or like. But, I always encourage Sellers to respond to all offers. We can determine what you are willing to sell your house for—whether it’s a different price or terms. I advocate on your behalf by writing up a counter proposal and submitting it to the Buyer or his/her Broker.  We work together until a contract is agreeable to all parties.
